About Us

MISSION STATEMENT

The mission of the Waterford Pointe Homeowners Association is to provide the proper operation and management of this community's affairs. This Board is responsible for carrying out these duties and responsibilities as detailed in our articles of incorporation, covenants, bylaws, rules, and other governing documents.

Suntree Associate Member

Founded in 1994, Waterford Pointe HOA is part of the Suntree community and as such is a self governing sub-association member of the Suntree Master Homeowners Association.

Board Schedule

WPHA Board quarterly meetings are held at the Suntree Library (Small Conference Room) from 5:30 to 6:30 pm. The dates are posted on this website, and your participation is requested because we value your views and input.

IMPORTANT NOTICE

Wetland Regulations

At our recent Board meeting (June 23) the use of our common grounds was discussed and the fact that Brevard County lists the woods behind our homes on the Northside of Wimbledon as 'wetlands'. This classification means any intrusion or utilization of this common ground area requires the formal approval of WPHA, Suntree Master HOA, Brevard County, and the St Johns River Authority.

Please understand these 'wetland' regulations basically take the management and use of this area out of our hands, and make it strictly unavailable to us for all practical purposes.

Any questions or actions regarding this notification or use of this common ground should be submitted to this Board for formal review.  Thank you

Community Maintenance

  • All WPHA assets including our two pump houses, entrance and the Pinehurst wall, were cleaned and repainted in 2024
  • Lawns are cut every Tuesday until November when they are cut every other Tuesday for the 6 winter months
  • Lawn sprinklers are run twice a week in the early morning hours until November when we go to once a week program for the 6 winter months
  • Common area landscaping and our lakes are maintained monthly while mulching and palm tree  trimming are completed annually
  • ARC approval is a two-step process required for all external work on your home and driveway. Step one is the WPHA approval followed by the Master HOA approval.
  • ARC and Covenant Enforcement are provided by the Suntree Master Association and their inspectors
